The Hamilton County Department of Planning and Development is hiring a Zoning Plans Examiner.

Work Hours:
Full-time/ 80 hours bi-weekly

Starting Salary:
$1,435.19/ bi-weekly

Requirements:

Bachelor's degree in planning \or equivalent experience or training which indicates an advanced knowledge of planning and zoning principles, County zoning regulation, and zoning code enforcement; a demonstrable ability to apply planning principles and zoning code to practical situation;
ability to obtain valid driver’s license issued by the state of residency.

Job Duties:

Examines building and site plans for compliance with zoning codes and resolutions utilizing various computer systems, including GIS and other plan review software; maintains contact with general public to provide information and answer questions regarding interpretation of zoning codes and resolutions; prepares and compiles appropriate documentation for the issuance of Zoning Certificates and filings with various boards and commissions; issues Zoning Certificates when appropriate.
Maintains contact with the general public and responds to telephone and email inquiries to provide information and answer questions regarding interpretation of zoning codes and resolutions, status of application and permits, and other zoning and development related issues.
Travels and gains access to worksite to conduct periodic inspections to ensure compliance with county and township zoning resolutions.
Prepares and maintains appropriate documentation for cases filed with the county Board of Zoning Appeals and other county and township boards and commissions as necessary; prepares reports documenting results of zoning permit and case tracking activity; communicates reports and results of permit and case tracking activity.
Demonstrates regular and predictable attendance.
Investigates nonconforming use certificate applications and maintains related documentation; periodically review existing nonconforming use records and updates as necessary.
Learns and interprets all appropriate sections of the Ohio Revised Code pertaining to zoning regulations and inspections; updates knowledge of Ohio Revised Code; travels to and gains access to related events and other meetings.
